Prospects may be approved for rentals when they or a consigner meet all of the following requirements:
Credit score of 650 or greater
Income equivalent to 2.5 the monthly rent
Proof of satisfactory rental history (Positive reference for current or previous landlord or documented
proof of satisfactory payment history of mortgage or rent)
Prospects may be conditionally approved with an increased security deposit on the following scale
Credit score 600-649 - security deposit = 1.5 x 1 month’s rent
Credit score 551-599- security deposit = 2 x 1 month’s rent
Below 550 tenant would need a co-signer who can qualify with a credit score of 650 or above
Prospects with less than satisfactory rental history may be conditionally approved with a security deposit = 3 x 1 month’s rent. Credit score and income requirements would still apply.
Post Approval Process
Rentals and leases are offered on a first come first serve basis. Once approved and prospects are offered a lease prospects have 1 business day to sign the lease and pay the applicable security deposit.
Housing choice voucher program recipients
Once approved, prospects must submit Housing Authority paperwork within 1 business day. Lease signature timeline requirement will be deferred to completion of Housing Authority approval process.
Housing inspection must be scheduled within 7 days.
Once Housing Authority approval is granted, lease signature timeline requirement will be triggered and prospect will be offered a lease. Lease must be signed within 1 business.
Until a lease is executed and the corresponding security deposit is paid, CU Property Management reserves the right to continue to market and rent the property.

We understand. Plans change, no problem. If you need to terminate your lease. CU Property Management will allow you to do so by finding a suitable sublease. Here is the process:
Tenants wishing to sublease should notify CU Property management via email at info@cupropertymanagement.com prior to marketing the property.
You will need to post your property for rent explaining the terms of your sublease. You may choose to offer incentives or deals to potential renters, however that is something you would need to negotiate directly with the prospect. We recommend posting on Craigslist, Zillow, Apartments.com, and Facebook Marketplace. Be sure to disclose you are subleasing in the post.

Please keep in mind all prospects are subject to the same approval requirements as all other tenants

Once a tenant is approved, we will contact you to discuss the terms of your termination, and a $350 sublease fee will be added to your account
Once your sublease fee is paid, we will send you a lease termination
Once you sign the termination, we will send a lease to the new prospect.
Once the new prospect signs the lease we will sign off on your termination.
Upon move out we will process your security deposit return within 30 days.
If you choose not to sublease, you may pay a lease termination fee of 3x the rent and a lease termination will be issue upon receipt. With this option you forfeit your deposit and are responsible for any damages to the property above normal wear and tear. You also have the option to turn in your keys at any time to avoid eviction for nonpayment of rent. You will however be responsible for the rents through the complete term of your lease, and may be sent to collections to recover that balance.
